North Coventry Township, PA – March 4, 2023 – At its February 27th meeting, the Board of Supervisors acknowledged receipt of the zoning hearing application filed by Suburbia Shopping Center 3, LP for the proposed development of a pad site of 2,500 square feet, to construct a building consisting of 2,230 square feet with signage and a drive-through facility to serve a Starbucks coffee shop.
The 25-acre shopping center on Glocker Way, located in the C-1 Commercial Zoning District, has been the subject of the zoning relief request. The requested relief includes a Special Exception to permit the fast-food restaurant, a variance to permit the drive-through window to be located adjacent to a residential use, a variance to allow three freestanding/ground-mounted signs, and a variance to permit the Starbucks logo on the directional signs.
The applicant sought guidance through LTL Consultants in determining what zoning relief would be required. A staff meeting was held in the Fall of 2022 to discuss the proposed use. Mike Schwenk of LTL Consultants has reviewed the application and determined it is complete and follows the guidance in LTL’s correspondence. The Zoning Hearing Board has set a hearing date for Thursday, March 16, 2023, at 7:00 p.m. at the Township building. The Zoning Hearing Board public notice will be released shortly. The 2002 land development plan originally proposed the pad site for a bank that was never constructed. The proposed development of this pad site will bring a new Starbucks coffee shop to the shopping center, which is expected to attract more customers and create new job opportunities.
