North Coventry Township Board of Supervisors February 23, 2026 Meeting Update

On February 23, 2026, the North Coventry Township Board of Supervisors voted at its regular public meeting to send a letter to the developer, Envision Land Use, to let them know the Board is not interested in a data center at the location of 299 W. Schuylkill Road.

 

Background

North Coventry Township had previously received a proposal from Envision Land Use for the development of a small-scale (“boutique”) data center along Route 100. The applicant’s counsel is Denise Yarnoff of Riley Riper Hollin & Colagreco.

A data center is a secure facility that houses computer servers used to store and process digital information supporting websites, cloud storage, financial systems, and other online services.

Site Information

The subject properties total approximately 16.81 acres and are located east of Route 100 within the Township’s TC-1 Town Center Residential Zoning District and the Highway Interchange Overlay District. A PECO electrical substation currently operates on the site.

Proposed Development

The proposal described a boutique data center consisting of:

  • A 120,000-square-foot, three-story building

  • An air-based cooling system (rather than water-based cooling)

  • Approximately six full-time employees

Application Status

The developer had requested informal feedback from the Township. No formal land development or zoning application was submitted prior to the Board’s vote.
