PUBLIC NOTICE: TOWNSHIP ZONING HEARING BOARD Hearing – June 12, 2025

PUBLIC NOTICE

The Zoning Hearing Board of North Coventry Township, Chester County, PA, will meet on Thursday, June 12, 2025, at 7:00 p.m., at the North Coventry Township Building, 845 South Hanover Street, Pottstown, PA, to hold a Public Hearing on the following Application:

No. 2025-01:  Collie Construction, Inc. (“Applicant”) has filed a ZHB Application appealing the April 2, 2025 Determination/Permit Denial of the Zoning Officer, and, requesting multiple dimensional Variances.  Applicant proposes to construct a new detached, single family dwelling unit on its property located at 1461 Shenkel Road (the “Property”) which is located in the Rural Residential Zoning District and identified as Tax Parcel No. 1702 00744200. The subject Property is 50 ft. x 200 ft. (0.26 acres).

To proceed, Applicant requires the following relief from Section 370-15(C)(3) of the Zoning Ordinance:

(a) Minimum lot area – 2 acres required (0.26 acres proposed);

(b) Minimum width at street – 100 ft. required (50 ft. proposed);

(b) Minimum width at building – 200 ft. required (50 ft. proposed);

(c) Maximum building coverage – 10% (14.84% proposed);

(d) Maximum lot coverage – 15% (24.6% proposed); and

(e)(3) Side yard setback – minimum 40 ft. (8 ft. proposed).
