The North Coventry Township Zoning Hearing Board will meet for the continuance of the 1395 S. Hanover Street, LLC (Sheetz) application on:

The applicant, 1395 South Hanover Street, LLC, is the equitable owner of seven adjacent parcels located at:
- 1395 South Hanover Street
- 1380 Kutz Drive
- 1382 Kutz Drive
- 1386 Kutz Drive
- 475 Temple Road
Together, the properties total approximately 4.55 acres. Most of the land (4.07 acres) is located within the C-4 Neighborhood Commercial Zoning District, while approximately 0.48 acres lies in the R-1 Residential Zoning District. The properties are also located within the Well Head Protection Overlay Zoning District (Zone 2).
Proposed Development
The applicant is seeking zoning relief to construct a 4,966-square-foot convenience store featuring:
- Six fueling islands (with two fueling positions each)
- Outdoor seating area
- Mobile pickup window for pre-paid food and beverage orders
- 70 total parking spaces
Requested Zoning Relief
The application requests the following approvals and variances from the North Coventry Township Zoning Ordinance:
- Special Exception: Approval for the sales and storage of fuel within the Well Head Protection Overlay District (Zone 2).
- Variance: To permit a 4,966 sq. ft. convenience store, where 4,000 sq. ft. is currently the maximum permitted, and to allow 12 fueling positions where only 4 are permitted.
- Variance: To allow non-residential parking spaces to be approximately 7 feet from the street right-of-way, where 25 feet is required.
- Variance (if deemed necessary): To permit a mobile order pickup window with six stacking spaces adjacent to residential uses. The applicant maintains that this is not a traditional drive-through window and is intended only for pre-paid mobile order pickups.
- Extension Request: An extension of the zoning decision expiration period to 18 months, consistent with provisions of the Pennsylvania Municipalities Planning Code.
- Additional Relief: Any other zoning approvals or interpretations the Zoning Hearing Board may deem necessary to permit the proposed development.
Public Participation
All interested parties are welcome to attend the hearing and will have the opportunity to be heard. The Zoning Hearing Board also reserves the right to conduct any other business that may properly come before it.
